Renovated 1900 farmhouse on 3-acres of land with views & privacy. We have painstakingly restored our home to keep its original rustic charm, while adding modern amenities. Fireplace, back porch with a view, outdoor shower & oversized soaking tub. The house is set back from the road, and is surrounded by pristine farmland and untouched nature.
20 minutes to Hudson & Great Barrington.
Full winter, summer or monthly rental.
The space
The is located in Hillsdale NY with easy access to the Hudson Valley & Berkshires. Enjoy a quiet afternoon on the back porch, prepare a meal in the newly updated kitchen or on the BBQ, go hiking to nearby swim holes in the Spring and Summer, Apple Picking in the Fall, & skiing at Catamount in the Winter, explore the farmers markets, & lovely towns nearby. Part of why we love this house so much, is that it is set in nature, yet still very connected to all the life & activity that surrounds it. It can be the perfect city escape, as well as a seasonal home and Gateway to the Hudson Valley and Berkshires.
We have wifi throughout the house.
In spring and summer we have an outdoor shower.
There are three total bedrooms located upstairs and 1 1/2 bathrooms located downstairs.
The master has a king-size bed and two closets.
The second bedroom has two single beds that can stand separately or be pushed together as needed. It also has a small closet.
The third room upstairs can function as a bedroom or workspace with desk. As a bedroom it can fit a single bed or crib. Please let us know prior to your arrival how you will use the room and we will accommodate.
All bedrooms are located upstairs in the original part of the house. Please note that there is no ceiling or insulation between the original wooden floor and the living room ceiling underneath, so you will hear noise from the living room. While there are doors, walls and visual privacy in all the bedrooms, the bedrooms are not soundproof from the main space or from each other.
The bedrooms are accessed through a small and fairly steep wooden staircase. Those with certain disabilities, elderly people, and small children could find the staircase challenging. Since the staircase is also original, some of the steps are not as stable as on a new staircase. Please do not run or stomp on the steps as the wood might give away.
There is 1 1/2 bathrooms downstairs. The large bathroom has a soaking tob which also functions as the shower, a generous sink, and medicine cabinet. This bathroom does not have a toilet. The second 1/2 bath has the toilet and a small sink for hand washing.
We have a large wardrobe and pantry in the hallway for coats, boots and dried foods.
There is a coat rack and bench at the entrance. Please always take off and leave shoes there upon entering the house. Please do not wear shoes in the house as it will damage the newly installed wood floors.
Washer and drier are in the basement. Please note that the basement is a "wet" basement as common for these old houses. There is a dehumidifier which empties itself and which we will have running as needed. It does a great job of keeping the basement dry and suitable for laundry. There is a steep staircase that leads to the basement. Those with certain disabilities, elderly people, and small children could find the staircase challenging. Please make sure to always close the door to the basement located in the living room when you exit the basement, but keep it open while in basement as it only opens from the living room side. If it shuts while you are in the basement, you cannot open it from the basement side.
We have portable AC units for two of the bedrooms and fan for the thirds which does not fit an AC unit. These are not permanently installed, but can be installed with prior notice if needed. There is no central AC!
Make sure to enter the correct number of guests staying with you at the house at booking.
There is a small cabin on the property behind the house which we use for storage. This cabin is not part of the rental.
No parties, events, or professional photoshoots are allowed without written approval. No smoking on the property. Only the number of guests staying at the house (which you enter when you reserve) are allowed at the house.
During your stay, you will have the property and house to yourself. We will not be there, but we will be available throughout your stay with any questions on Airbnb messenger. Please read the following house rules:
- Please make sure to enter the correct amount of guests when you book. We do not allow extra guests. Only the guests entered in your booking are allowed at the house.
- No smoking on property.
- No parties, events, or professional photoshoots are allowed without prior approval.
- Do not leave fires in the firepit or fireplace unattended its a hazard. Only use drier wood to avoid smoke. Be careful not to put anything flammable near the fire pit. There is a fire extinguisher in the first section of the pantry/wardrobe in hallway by entrance.
- Always make sure the flue of the indoor fireplace is open before use. Only use fully dried/seasoned firewood to avoid smoke.
- If something breaks or is damaged, or if there are any problems at the house please let us know. Our cleaner does inventory before/after each stay, and will be around if there are any problems.
- You're welcome to use almost all of the property, but the small cabin behind the house is used for our personal items and is off-limits.
- No shoes throughout the house
- Always keep basement door closed after exiting the basement.
-Keep heat at a minimum of 65 F during Winter months even when you leave the house. If you turn the heat lower or off the pipes will burst in cold weather.
